About Cloud Country Estates

Establishment

Cloud Country Estates (CCE) was established on January 16, 1981 is a private residential subdivision located in the Sacramento Mountains ten miles east of Cloudcroft, New Mexico on Hwy 82. The subdivision consists of

  • 278 lots of approximately one-half acre each, and
  • has approximately 118 residences, 286 lots,  and 168 owners.

It is the only subdivision, outside of the village of Cloudcroft, that has

  • paved roads,
  • its own water supply,
  • fire hydrants,
  • trash removal, and
  • underground utilities.

Residences enjoy membership to the Cloud Country Club which provides a fishing pond with gazebo, outdoor tennis and basketball courts and an outdoor pool. The Estates also maintains a Party Barn, private park,  and RV storage.

Water

Water for the subdivision is supplied by two springs and a water well. The water is stored in a 200,000 gallon water tank and is treated by a Miox water treatment system.

Roads

The roads in the subdivision are owned and maintained by the property owners and are not maintained by Otero County. As such, the roads are the responsibility of the owners.

Cloud Country Estates POA

The Cloud Country Estates is governed by the Property Owners Association (POA). This POA operates the same way as a Home Owner’s Association does, and is governed by an elected board of directors. Because the subdivision is responsible for it’s own water and roads, it acts as a municipality, and is required to follow and enforce the restricted covenants and bylaws drafted and approved by the owners of the subdivision. In addition, New Mexico has passed legislature that dictates how HOAs and owners should legally conduct themselves.

Amenities: Cloud Country Club

Cloud Country Club (CCC) is an organization that owns property adjacent to Cloud Country Estates (CCE) and provides its members with certain amenities. Club property and amenities include:

  • The road and the entrance from HWY 82,
  • the entrance gazebos,
  • the Cloud Country signage,
  • the road from HWY 82 leading up to Cloud Country Drive, the entrance to the neighborhood,
  • the Party Barn,
  • all administrative buildings that house equipment,
  • the bridge and security entrance,
  • the pond,
  • the pool and
  • tennis courts.

The Club also employs the full-time property tech and all other hired labor responsible for the daily operations and services of the subdivision, which is then shared with the Estates POA.

Because the Club maintains community properties and roads for the subdivision, all Estates property owners are REQUIRED to be members of the Club per property Covenants. Membership is also available to residents of Cloud Country West, Cloud Country RV Park, Cloud North, Cloud 9 condominiums, and Waterfall subdivision, and allows those members access and use to the Club amenities, such as the pool, tennis courts and pond fishing.

About Cloudcroft

Cloudcroft, NM is a small mountain village located within the heart of the Lincoln National Forest. A high elevation is responsible for its relatively mild summers and snowfall in the winters. It is a year-round mountain playland for hiking, mountain biking, horseback riding, hunting, skiing, snowmobiling, shopping, restaurants, astronomy, golf, camping, festivals, scenic byways, wildlife & nature photography, bird watching, log cabins, breathtaking scenery, and much more.  Cloudcroft is 45 minutes from Ruidoso & Ski Apache, 2 hours from El Paso, 20 minutes from Alamogordo, 1 ½ hours from Las Cruces.  Summer highs range in the 70’s.
